Hudson has been developing high-quality market-rate housing for rent and for sale since its pioneering Hudson East, one of the first new apartment buildings constructed in NYC’s East Village during the mid-1990s. Hudson has consistently demonstrated an ability to identify emerging neighborhoods and respond to changes in the marketplace with well designed buildings that are appropriately priced for their locations. Before most others, Hudson had the foresight to develop new market rate housing in the Gansevoort Market, Clinton, Dumbo, Carroll Gardens, and Bushwick neighborhoods.

By closely managing the design and construction process with meticulous attention to detail, Hudson consistently produces a quality product that has proven attractive to buyers and renters. Differentiating our product in the market is a keystone of Hudson’s approach to creating new housing – whether by form (historic rehab or new townhouses), by price (for sale units sized like rentals) or by location (new construction in an historic neighborhood). Considerable effort is expended early in the design process in evaluating unit layouts to consider to the right mix and sizes for the market, the views to the outside from each unit, and the eye appeal and utility of the flow of the space. Alternative themes for unit finishes are evaluated against changing consumer tastes.

Here are some examples from our market-rate portfolio:

  • The complete transformation of a former factory building at 345 West 13th Street into a 46-unit luxury loft condominium in the late 1990’s helped kick off the revitalization of the Gansevoort Market area of the West Village.
  • The J Condominium, in the historic DUMBO neighborhood, introduced the option of a new modern luxury building with high ceiling apartments in keeping with the character of this formerly industrial section of Brooklyn. Completed in 2007, this 33-story poured-in-place tower contains 267 condominiums with amenities such as a media room, child play room, fully equipped exercise center, and two garages for over 400 cars.
  • Located at the intersection of the Carroll Gardens and Gowanus neighborhoods in Brownstone Brooklyn, Third + Bond is a modern adaptation of the traditional townhouse with 44 gracious residential condominiums in eight 4 ½ story new buildings. Third + Bond is LEED-Platinum and ENERGY STAR labeled certifying that it has met stringent requirements for energy efficiency and environmental sustainability.
  • The Knick is a development of 49 loft-style condominium apartments with 10,000 square feet of ground floor retail space in the Bushwick neighborhood of Brooklyn.  Three dilapidated 4-story structures have been combined and transformed with a design that restores the historic character of the buildings while creating modern, energy-efficient apartments with amenities that include a gym, a virtual doorman, storage units, a bike room, and 19 parking spaces.
  • Cobble Hill Towers is a historic 1879 apartment complex of 188 residential units in nine buildings enclosing two generous landscaped courtyards. Hudson is making capital improvements in the common areas and units and converting the complex under a non-eviction plan condominium conversion.
