Ocean View Villas at Rockaway Beach, located in Rockaway Queens, is a new residential development of 23 newly constructed housing units comprised of seventeen (17) single family homes and six (6) two family homes. The homes are situated over parts of three city blocks and are arranged in detached, semidetached and fully attached configurations, located along Beach Channel Drive between Beach 40th Street and Beach 37th Street.

Single family homes will consist of two floors over a crawl space and are available in two sizes, 1,294sf & 1,444sf. The first floor features a living room, a kitchen with rear yard access, full bathroom, a mechanical room, and a dining area.

Two family homes will consist of three floors over a crawl space containing 2,535sf. The tenant’s apartment located on the first floorand features two bedrooms, a living room, dining room, a kitchen, and full bathroom. The owner’s apartment located on the second and third floors features three bedrooms with individual closets, two full bathrooms, a living room, family room, a dedicated laundry room, and a linen closet. One on-lot parking space will be provided for each housing unit either in front of the house or on a side yard. The exterior facades of these homes will be clad in horizontal cement board siding with vertical trimming. The entrance façades feature a two-story bay window and an architectural shingle covered entry porch.

Construction is expected to be completed in Spring/Summer 2008.
